selling a home with a vintage kitchenSelling a home quickly can be tricky especially when it’s in need of some updating!  I’m helping a lovely couple with selling and staging their Hamden, CT home so they can move on to their next phase in their lives. I’m so happy to be a part of such an exciting time for them! They are packing it in and moving to sunny FLA! Wait can I come too? Don’t think I haven’t asked! OK, back to reality 🙁
We set a listing price of $174,900 for their 2 family home in Hamden, CT based on the comps in their area, and agreed that the some minor staging could prompt a quicker sale. When selling a home it’s important to price it right at the start by using comparable sold properties in the area.
The home has good bones and good income potential but the walls have dark paneling and cabinets. I recommended they paint the older paneling a cheerful white which will really brighten the space and mimic beadboard wainscoting which is so popular now.
The kitchen counter-tops are a bright orange.  These owners don’t want the added expense of updating, but with the mid century modern and vintage styles that are so in right now I suggested we stage it by playing up the orange… go for a mid century/retro look that will really catch the buyers eyes and show them how cute it can be without a remodel!  Their older wood cabinets may get a fresh coat of paint too. I also suggested we update the lighting and bathroom flooring. Just a few small things that the buyers will appreciate. Hopefully our savvy staging will get them to the sunshine state quickly and with a lot of extra dollars in their pockets to spend on their new dream home!
I put together a Pinterest board for them so they’d have some visuals to follow. Here are some of those ideas:
